Minor Development Site Plan Review
Minor developments consist of a structure or combination of structures on tracts less than 2 acres in size and having a total gross aggregate floor area between 500 and 10,000 square feet.
Major Development Site Plan Review
Major developments consist of any structure or combination of structures on a tract of 2 acres or more; or structures, including mutli-family, having a total gross aggregate floor area of 10,000 square feet. Applicants for major developments are required to appear before the Technical Review Committee (TRC).
Concept Plan Review
As an alternative to a complete site plan review, potential developers can appear before the Technical Review Committee (TRC) for a Concept Plan Review before submitting an application for a full site plan review. Developers are encouraged to do this prior to submitting fully-designed plans. The Concept Plan Review allows the applicant to meet with TRC staff informally to review the project and work through any potential site issues prior to the developer investing too much time and financial resources.
All concept review applications will be discussed at the next available TRC
meeting. Fully completed major site plan applications are given priority on the agenda. Every effort will be made to accommodate concept plan reviews at the next meeting, but if there are more than two full site plan reviews scheduled, the concept review will be moved to the next available meeting. To be eligible for consideration for the first available TRC
meeting, the application is required to be submitted to the Planning Division with a current tax parcel map of the property location no later than 1:00 p.m. on the Friday prior the TRC meeting.
